Understanding the new First Home Buyers incentives across Australia

Australia-wide (Federal)

As of 1 October 2025 the Australian Government 5% Deposit Scheme replaces the previous Home Guarantee streams.

It offers unlimited places, no income caps, higher property price caps and no LMI for eligible first-home buyers with 5% deposits; single parents/guardians can buy with 2%.

New South Wales (NSW)

First Home Owners Grant: $10,000 for new homes (price limits/criteria apply).

Stamp duty: First Home Buyer Assistance Scheme — full exemption up to $800,000 and concessional duty up to $1,000,000 (owner-occupied, eligibility applies).

Victoria (VIC)

First Home Owners Grant: $10,000 for new homes (generally up to $750,000).

Stamp duty: First-home buyer exemption to $600,000; concession from $600,001–$750,000.

Queensland (QLD)

First Home Owners Grant: Government confirms $15,000 or $30,000 (eligibility/dates determine the amount).

Stamp duty: From 1 May 2025, first-home buyers of new homes or vacant land to build can get a full transfer-duty concession (no price cap; residential land only). Established homes still have the raised 2024 thresholds: nil duty to $700,000, concession to $800,000.

South Australia (SA)

First Home Owners Grant: Up to $15,000 for new residential property; value cap removed for contracts signed on/after 6 June 2024.

Stamp duty: Full relief for eligible first-home buyers purchasing a new home, off-the-plan apartment, or vacant land to build (no property value cap under current rules).

Western Australia (WA)

First Home Owners Grant: $10,000 for new homes (including certain off-the-plan/relocated new builds).

Stamp duty: First Home Owner Rate (FHOR) — full duty exemption up to $430,000 on a home; concession phases out to $530,000. (Vacant land: thresholds $300k–$400k.)

Tasmania (TAS)

First Home Owners Grant: SRO guidance currently shows $10,000 for eligible new homes for transactions from 1 July 2024; legislation was introduced in Sept 2025 to increase the FHOG to $30,000 (targeting transactions around mid-2025 to mid-2026). Check status as it progresses through Parliament.

Stamp duty: Full exemption on established homes up to $750,000 (contracts by 30 June 2026, eligibility applies).

Australian Capital Territory (ACT)

First Home Owners Grant: Closed in ACT (ended 1 July 2019).

Stamp duty: Home Buyer Concession Scheme — eligible buyers (low-to-moderate incomes) can get a full duty concession (a nominal $20) on an eligible home valued at up to $1,020,000, with a partial duty concession on homes valued at up to $1,455,000 under current settings. Income and other eligibility criteria applies.

Northern Territory (NT)

Grants (HomeGrown Territory program):

$50,000 for first-home buyers building or buying a new home (1 Oct 2024–30 Sept 2026).

$10,000 for first-home buyers of established homes (through 30 Sept 2025).
Government confirms the extension to 30 Sept 2026 for the main grants.

Stamp duty: targeted exemptions exist for eligible house-and-land packages.

Always check the fine print: each scheme has rules on residency/occupancy, timing, new vs established, price caps, and income (where relevant). Schemes can change (and some are time-limited).
